
Project Overview
Located in the heart of the Great Bay Area in China, the New World Group's Prince Bay Project-K11 ECOAST in Shenzhen, which is with a 1.7-kilometre harbour front promenade, is well positioned to be an international community with a total construction area of 1.7 million square metres. The project, which is scheduled for completion in stages starting from 2024, is poised to become a new and magnificent landmark on the Shenzhen harbour front. This retail zone will become a renewed, significant inevitable project of this district. The design calls for a substantial commercial area integrated with the surrounding offices, hotels, business apartments, residential and specialized facilities such as a Cruise Terminal, and a series of facilities dedicated to Culture and the Arts.
From the planning stage onwards, K11 ECOAST has been committed to bringing the national environmental protection and sustainable development concept to life. We see the dedication towards environmental protection and waste reduction in different disciplines and also seen in the sponge city concept for rainwater management and reuse; K11 ECOAST aligns with targets set out in the New World Sustainability Vision 2030 of Green, Wellness, Smart and Caring, carefully adhering to the United Nations Sustainable Development Goals (UNSDGs).

Project Brief
K11 ECOAST invited internationally renowned architects and artists to participate in the project design. They collected inspiration from the waterfront, infusing elements of sustainability and exoticism into every architectural detail. With a total GFA of 228,500 ㎡, the project includes the K11 Art Mall, K11 HACC multi-purpose art space, K11 ATELIER office building, and the Promenade. Together, they form K11 NORTH & SOUTH, a cultural and artistic hub to nourish inspiration –creating a new milestone in cultural retail.
K11 ECOAST has 2 connecting components, one relating to the urban grid and the other is a slim bar orientated to the marina. To anchor in this context, several entrances and urban public corridors have introduced a better manageable scale for the program yet still provide a connecting structure with different blocks sitting on the upper level that with diversified programs and connections to the city in multiple aspects. The project demonstrates a civic centre, a community within the city, for people to enjoy their urban life and nature.
Seven 'rooms' are introduced for the overall programme with specific spatial features which support the internal orientation. For exterior expression, a balance between the readings as a whole with a response to the different conditions is established. The skin is permeable, accessible and reacts to local functions along the facade, which consists of a unified diagrid (stone & recycled material), a collection of exceptions (advertisement and shopfront), & a green belt.
Project Innovation/Need
K11 ECOAST façade is broken into highly activated human scales via the three strategies, i.e. Neutral Façade, Special Moments and Green Belt. The neutral backdrop of the façade is defined by a diagrid of natural stone, terracotta, weathered metal and recycled material to flatter refined textures diffusing upward from the ground level. Façade exceptions in the forms of shopfronts, entrances, and advertisement boards across the whole wrap, working with variable terraces from the strips providing breaks in mass and views to the sky. Further, the green belt, with its garden and concourse, connects and defines unique relationships between K11 ECOAST buildings and the surroundings, serving as a unifying but dynamic datum that is both functional and symbolic to feature the overall plateau.
Design Challenge
The Shenzhen Prince Bay Project developments ballooned to a quarter-million square meters in size, and the challenges they pose have similarly expanded to the urban scale. It is over 600 meters long -- a mostly opaque interiorized mall crossing the Prince Bay district from its commercial core to the waterfront. To integrate this urban strip, a sky green belt collecting and connecting the surrounding network of urban circulation into a unifying, outdoor interface containing a mix of commercial and cultural spaces is established.
Above this route, the retail block is shaped into a series of volumes and landscapes, forming a contextually relevant architectural scale that reflects the rhythm of the interior as well as a diversity of the rooftop programmes as an interweaving functional network through the entire building masses. The integration of the macro and local loops creates a unique plateau in the Prince Bay site.
Sustainability
K11 ECOAST will be highlighted at the core of the Greater Bay Area and continue to promote the development of a creative and green economy through deep integration of art, commerce and culture. The project focuses on a wide range of design and construction methodologies, operation policies, maintenance protocols and stakeholder engagement that target earning multiple green development ratings, including LEED (Platinum), WELL (Gold), and China GBDL (1 Star). From planning to realization stages, K11 ECOAST is committed to bringing the national environmental protection and sustainable development concept to life. We see the dedication towards environmental protection and waste reduction in four major areas: design, food, fashion, and education: as seen in the sponge city concept for rainwater management and reuse. K11 ECOAST aligns with targets set out in the New World Sustainability Vision 2030 of Green, Wellness, Smart and Caring, carefully adhering to the United Nations Sustainable Development Goals (UNSDGs).
Atop, the following specific sustainable elements are literally introduced in this project:
1 Green Belt - a unique green semi-outdoor loop around the parameters of the building, which provides a comfortable leisure public space and a healthy realm of the neighbourhood.
2 Recessed windows are recessed 1.1m from the external facade providing shading to block direct sunlight and reduce solar heat gain.

5 Largest indoor kinetic turbine art installation in retail
6 Featured recycled glass & metal panels (R&D with Miniwiz)
