Project Overview

Toky Terrace is a twin tower, transit-oriented development (TOD) project nestled in the central plot of Zhongshan city.
This design seeks to capture the essence of the gradually developing city while also providing an iconic benchmark for the development of the city. The towers are combined at various floor levels to create vertical sky gardens that fit in beautifully with the context of the mountains to the southern side creating a deeper sub-conscious sense of belonging to the city.
The staggered retreating steps of each floor on the lower levels of commercial podium enrich the user experience while the green terraces provide a break in monotony and encourages communal interactivity through the platforms.

Project Brief

The North Zhongshan railway station, a cultural and creative industry park, primary schools, nearby residential apartment buildings, and convenient traffic conditions provide extremely ideal conditions for the development of this mixed-use development.
The proposal in the central part of the city is integral to all the people of Zhongshan. Hence focus was also to be put on communal interaction apart from other basic requirements for the project to truly succeed in the given context.
The 33-storey high office towers provide flexible area configurations for small startup firms to big corporations through the design of the combined floor areas and offers feature sky gardens at various floor levels.
The roof garden features an infinity pool and fine dining outlets that will provide breathtaking views of the city.

Project Innovation/Need

The core of this project relies on openness, communication and interaction with the users, coordination of environmental factors, use of the latest technology to provide the users with a holistic and memorable experience.

Surrounded by the monotony of clustered residential apartment buildings, the project needed to stand out as a unique identity for the public.
The colour scheme of the façade is inspired by the colors of Autumn season. Adding a sense of courage and vigor while adding contrast in the city’s sky line making it unique from its surroundings.

Design Challenge

Instead of designing the development as a single monolith structure in central city, the decision of twin towers with combined floor areas at various levels is used. This "gap" created by the sky garden pockets create unobstructed views in and out of the city.

Spatial elements like the sunken indoor plaza on ground level, staggered commercial outdoor streets on podium, sky gardens on office tower and roof-top garden pool terrace, allows people to gather freely in the building thus acting like a magnet that naturally draws people to the structure.

Sustainability

The design and orientation of the towers allow for efficient natural lighting to be used to its full potential while simultaneously reducing heat gain from the western sun. It also gives way for the use of natural ventilation techniques to be adopted in order to stimulate natural air flow in publicly dense spaces like the atrium and sky garden.




This award celebrates the design process and product of planning, designing and constructing form, space and ambience that reflect functional, technical, social, and aesthetic considerations. Consideration given for material selection, technology, light and shadow.
