Project Overview
As the masterpiece of the international waterfront area, the GLORY OF THERONES carries the mission of integrating the world-class luxury mansion DNA with the local culture. Adhering to the core concept of "converging shining moments and creating a serene and comfortable space", the project uses prominent buildings, high-end clubs, natural and cultural landscapes as various spatial carriers to construct a living environment that integrates international vision with oriental aesthetics. The design uses the modern aesthetic language of "simplicity, transparency and lightness" to redefine the living ideals of the urban elite, creating the first immersive high-end living demonstration area along the river that integrates art, social interaction and recreation.
The project features a total planned area of more than 10,000 square meters, involving a 2,000-square-meter waterfall and terraced courtyard, a 5-meter-high fully-finished lobby, and a 6-meter-high elevated floor, etc. The 1:3 ratio of landscape to architecture sets a new benchmark for the landscape scale of the riverside area. Based on the design philosophy of "taking architecture as a cultural container", the GLORY OF THERONES demonstration area explores the contemporary reinterpretation of oriental aesthetics in the context of globalisation.
The innovation of the project is reflected in the spatial form and material techniques, and more importantly, in the construction of a "livable cultural ecosystem" - making each home returning experience a ceremony that is not constrained by time and space and every detail a medium connecting nature and humanity.

Project Brief
The progressive arrangement of "entrance - foyer - club - garden" can create a progressive experience transitioning from the bustling city to the serene nature.
1. Entrance hall: A 60-meter-long luxurious stone landscape entrance hall; the first "double-sided crystal diamonds + four-sided aluminium plate" facade system in the riverside area, with 28,000 custom-made crystal diamonds forming a dynamic light and shadow matrix. The entire curtain wall system and the stainless-steel perforated panels create a dynamic interplay of light and shadow, and the transformation rate of the home returning flow line reaches as high as 98%.
2. Foyer space: The double-layer surface system of "glass box + suspended steel structure" can achieve a 72% permeability of indoor and outdoor landscapes. The geometric cutting of 12mm ultra-clear tempered glass and mirror-finish stainless steel creates a virtual-real mirror space, resembling "the reflection of a lake in a mirror". The hand-painted art glass screen is designed based on the ten scenic spots of West Lake, and the laser etching technique is used to achieve a brushwork precision of 0.05mm.
3. High-end club: Eight functional modules, including the sunken negotiation area, infinity pool and meditation room, are vertically superimposed to form a 24-hour living energy field. The swimming pool area uses double-layer laminated LOW-E glass in conjunction with the floor heating system to achieve a year-round constant temperature, and the water transparency reaches 95%.
Project Innovation/Need
The project overcomes the constraints of the traditional luxury housing demonstration zone model through "three innovative dimensions":
1. Material selection: The project selects the top five premium stones from around the world (such as Kuban Green, Landscape Violet, Blue Eyes, etc.), and achieves the three-dimensional collage of stone and metal through a millimetre-level craftsmanship.
2. Technology innovation: The 30mm thick blue eye stone pillars are internally embedded with Landscape violet luxury stones, and the CNC engraving technology enables the alignment of textures to an accuracy of 0.1mm, thus creating the visual spectacle of "mountains hidden within stones". The walls of the club are embedded with 24K gold foil decorative strips, creating a dramatic contrast of warm and cool tones with the Kuban Green Luxury Stone.
3. Functional scenario innovation: It pioneers the "100,000+ luxury residence-exclusive community club" that integrates social, sports and recreational functions, creating a vertical high-end lifestyle ecosystem.
Design Challenge
1. Precision control of cultural translation: How can the artistic conception of the "Nine Streams and Eighteen Ravines" in the Song Dynasty imperial garden be transformed into modern geometric language? The design team conducts a 1:500 scale simulation through BIM modelling, and ultimately decides to reconstruct the landscape outline using "parametric broken lines", thereby achieving a balance between traditional artistic conception and modern aesthetics.
2. Performance breakthroughs in the application of luxury materials: To address the brittleness issue of Kuban Green Luxury Stone, the project adopts a "fibre-reinforced resin backing + nanoscale protective coating" composite process to increase the flexural strength of the stone by 300%.
The texture of the Landscape Violet Luxury Stone requires extremely high alignment accuracy. The 3D scanning + robot engraving technology helps achieve a cross-plate texture error of less than or equal to 0.3mm.
3. Integrated management of complex systems: This project integrates 12 professional systems, including structure, curtain wall, landscape and lighting, and adopts the "full life cycle BIM collaborative platform" to achieve a design error rate of less than 0.5% and shorten the construction period by 20%.
Sustainability
1. Ecologically friendly construction: 70% of the building components are constructed using prefabricated assembly technology, the on-site wet construction volume decreases by 65%, the rainwater recycling system covering the entire park achieves a 40% annual water-saving rate, and the annual electricity generation of the photovoltaic glass curtain wall amounts to 120,000 kWh, which can meet 20% of the basic energy consumption of the club.
2. Healthy living system: The entire park adopts negative oxygen ion coating, and the PM2.5 filtration efficiency is ≥ 95%. The swimming pool water treatment system uses ozone and ultraviolet light for dual disinfection, realising zero addition of chemical agents. The mezzanine floor is equipped with vertical greening walls, increasing the carbon sink per unit area by 2.3 times.
3. Cultural sustainability: A "Craftsmen Workshop" aimed at preserving traditional stone carving techniques is established, and 27 local craftsmen are trained during the project construction period. The intelligent guidance system is integrated into the landscape's central axis, and AR technology is used to present the historical picture of the Southern Song Dynasty gardens.
