Project Overview

The project involved relocating a financial services business from two separate outdated locations and merging them into a new modern workplace. The client saw the move as a great opportunity to promote the growth of the business as well as enhance their cultural aspirations moving forward. Using this expectation, the design focused on creating a workplace environment for the staff to thrive and the visitor experience to be elevated to clearly recognize the high level of service being offered.

Project Brief

The project brief was to create a stimulating workplace environment to provide and grow a strong culture for the staff along with facilitating and servicing clients and visitors.

The overall aesthetic needed to portray the business as a responsible and reliable consultant, while showing the progression of the company in the financial services industry.

The design of the project had an objective to foster a strong collaboration for the occupants through the diversity of workplace settings that were being offered. The layout consists of a welcoming entry and reception zone which is supported by a boardroom and meeting rooms. These areas were fitted out with equipment and technology as required to operate at a high level of service.

The general office was set up with a predominately open-plan workstation zone through the core. This was connected to small offices, collab meeting space, numerous focus rooms, and the breakout zone all within proximity of each other providing the user with choices and amenities to undertake various day-to-day tasks.

Project Innovation/Need

The new office offers an innovative solution to the hybrid working model. It brings in the parts of working from home that people have enjoyed, through a floorplan that provides people with access and connection to a diversity of the areas someone could work in. This includes meeting rooms, focus rooms, and communal hubs all integrated with extensive technology to connect internally and externally.

The other integral part of the project was establishing a sense of community and connection. The breakout space is based on a cafe vibe to bring a social overlay to the project and encourages staff members to come together over a meal or a drink. This space plays a key role in strengthening a sense of belonging.

The workplace is designed with sheer transparency and a softening of hierarchy through design. The floor plan was laid out with equity as the main consideration, where every team member is rewarded with sensational views and the natural light that accompanies them.

Design Challenge

The initial challenge was to plan and design a space that was transparent and connecting while still catering to all the various zones and facilities required by the business. The floor plan needed to allow for efficient circulation while giving people a generous level of amenities to perform their roles to the best of their ability.

Further to this there was a focus to ensure all occupants were provided with abundant daylight and external views. The internal setup needed to partner up with the external backdrop by offering a vibrant and diverse aesthetic which gave each zone a visually stimulating and definitive identity. The challenge was to marry up a seamless workplace environment while still offering a variety of workplace settings in a natural cohesive alignment.

Sustainability

Sustainability was a key focus in the design and development of the project. The space planning, interior concepts, and supporting services infrastructure were all set up to offer a considered and responsible approach to the sustainable overlay of the fitout.
The layout has been planned in a modular flexible format which allows for any future modifications and re-configurations to be undertaken with ease to avoid unnecessary future wastage.

The selection of finishes, fittings, and furniture was strongly dictated by using suppliers with a superior level of sustainable practice in the sourcing, procurement, production, and manufacturing methods.

The services include sensor-controlled lighting, set up to rely significantly on the abundant natural daylight. The air-conditioning is carefully zoned to operate the space in an efficient manner. The hydraulics fixtures and appliances have been selected with the highest energy efficiency ratings.
