Project Brief
Located in the southeast of Changchun City, in the serene Jingyue Development Zone renowned for its exceptional ecological greenery, this project serves as the commercial complement to the East Domain AB area. It encompasses two distinct sections: the dynamic sunken plaza commercial area and the tranquil clubhouse cluster in the static zone. These sections are separated by a central green road, with the clubhouse cluster enclosing a serene central courtyard for users to relax and engage in activities. The sunken plaza offers a sheltered environment and lush greenery, hosting cultural performances and markets during the summer, while a large entrance staircase leads towards the city's green belt to the east, becoming a vibrant stage in the urban landscape.
Project Innovation/Need
To address the inadequacy of a vast indoor mall for local business needs and the operational challenges posed by the maintenance of large open spaces, this project introduces a unique concept in northern China: a sunken plaza and an inner courtyard. The surrounding plaza creates a conducive environment for crowd gatherings and facilitates cultural events, significantly reducing the need for indoor open spaces and the energy consumption of heating and air conditioning systems. Furthermore, the design of the sunken plaza incorporates large staircases and angled interventions, to activate the spatial dynamics while maintaining a clean geometric aesthetic, thus avoiding the typical commercial space's mundane feel. At the same time, the inner courtyard provides a quiet and leisurely space for employees and visitors to relax and unwind.
Design Challenge
In response to the uncertainty posed by the harsh local climate and the large area of curtain walling, the design adopts a combination of solid and glass elements. This approach prioritizes aesthetics while reducing the window-to-wall ratio to ensure quality and minimize operational energy costs. Additionally, to maintain visual interest in repetitive units, the design incorporates principles such as the site's natural topography, multi-layered facades, varied facade compositions, diversity in facade elements and materials, and the integration of windows and curtain wall systems.
Sustainability
The sunken plaza area includes 2-story-high retail on the south, 6-story-high offices, and ground-level retail on the north, and 9-story-high apartments and ground-level retail on the west. A large staircase on the east opens to the central green space. This setup shields the plaza from harsh winter winds and fosters a stable microclimate for activities. Lower retail on the south side allows sunlight to reach the central green area, while no basement below promotes healthy vegetation growth. The clubhouse cluster encloses an inward-facing courtyard, promoting sustainability. Central greenway roads, soften external spaces effectively.
