11 SKIES is a future HK$20 billion mixed-use destination located at SKYCITY. Conceived as Hong Kong’s largest hub for Retail, Dining and Entertainment (RDE), and the first such development to also combine office space for Greater Bay Area enterprises including, wealth management, and wellness services, the development will transform the land surrounding Hong Kong International Airport.
The scheme is located directly adjacent to Hong Kong International Airport and will act as a super-regional connector accessible by air, sea, and land via trains, cars and buses. Integrating a transportation terminal to accommodate the influx of visitors from the newly constructed Hong Kong-Zhuhai-Macau Mega Bridge and the Tuen Mun-Chek Lap Kok Link, 11 SKIES is positioned to play a key role in driving the future growth of the Greater Bay Area and the Belt and Road initiatives.
The development will introduce a game-changing retailtainment destination unrivalled in the region. With retail, dining and state-of-the-art entertainment facilities tailor-made for visitors and local residents of all ages, the development caters for all generations in the Greater Bay Area community.
With multiple green building certifications, the 350,000 squm development set on a 25ha site also promotes the latest in sustainable design and construction for Hong Kong and will complete in phases from 2022 to 2025.
11 SKIES completely reimagines the gateway to Hong Kong for the Greater Bay Area and brings forth a truly new-generation development to redefine the future of experiential destinations.

Retail and entertainment never seen before in the region.
11 SKIES has set out to become a landmark in Hong Kong and the Greater Bay Area for locals and tourists. The destination will seamlessly unite over 800 shops including more than 120 dining concepts together with entertainment never seen before in the region, all under one roof.
The largest indoor entertainment centre in Hong Kong.
The design has delivered a ground-breaking destination for the region, with 11 SKIES attracting the launch in Greater China for famous entertainment brand KidZania. A global phenomenon, KidZania is an immersive, fun and interactive role-play learning experience for children.
Imaginative entertainment facilities will also include SkyTrack, the world’s largest indoor and outdoor karting track that will be woven seamlessly throughout the complex. The entertainment offer will also feature a flying theatre, digital media performances, and immersive educational experiences.
Unique connectivity to redefine the traveller and consumer experience.
As part of the mixed-use development, 11 SKIES also integrates three grade A office towers covering 570,000 sqft which will be operated under K11 ATELIER. As the first to combine wealth management and wellness services within an RDE destination, 11 SKIES aims to provide unique connectivity and redefine the traveller and consumer experience.
With its strategic location, the brief for 11 SKIES was for the destination to become a centerpiece within the Greater Bay Area’s ‘1.5 hour living circle’ and a gateway to the rest of the world.
Project Innovation/Need
11 SKIES seeks to deliver the future of entertainment by pushing the boundaries between the real and the digital. The design uses space as a canvas for content by creating a first-of-its-kind mixed reality edutainment and retail atrium at the heart of the development. ‘The Centrestage’ will incorporate the latest AR and VR technology to blur the boundary between the real and virtual worlds. The ceiling will literally come alive to create a one-of-a-kind immersive entertainment experience.
The Centrestage is the largest atrium within 11 SKIES, connecting and unifying the entire development. The atriumis crowned with an 89m domed LED ceiling and 83 geometric LED pods form an immersive and ever-changing mixed media entertainment journey, providing visitors with a one-of-a-kind shopping, entertainment, and interactive experience.
The visual presence of the 11 SKIES within the airport boundary was also an important consideration. The architectural design was inspired by the concept of flight, with the form of a paper plane acting as the basis of the facade articulation. The facade language has then been aggregated to create a pattern that embodies a holistic identity for the development. The architectural form is further emphasized by the use of a colour-changing, high-performance coating that reflects the changing hues of the sky throughout the day.
The design represents the theme of 11 SKIES as a place for boundless exploration and unlimited possibilities.
Design Challenge
Central to the vision of being a game changing RDE destination, 11 SKIES has been designed as Hong Kong’s largest indoor entertainment centre. On top of the unique and imaginative retailtainment within the development, eight distinct licensed Places of Public Entertainment (PPE) are carefully integrated into the overall masterplanning.
Incorporating these typically standalone buildings into a mixed-use development was one of the most challenging aspects of the design process. In addition to the unique spatial requirements for the rides, Licensed PPE attractions follow a more rigorous fire code than typical retail shops in Hong Kong, requiring dedicated stairs, services, and complete fire separation from the rest of the development.Holistically integrating these unique spaces into the overall master plan through detailed coordination and planning creates a one of a kind must-go entertainment destination in the region unlike anything else.
The Vortex feature within 11 SKIES is another feat of architectural design and engineering.The architectural feature atrium connects the exterior and three unique interior environments.The extensive glass canopy cascades into an interior vortex and onto a walkable skylight below. The design connects people to the surrounding habitats under the 66m feature canopy and bring natural light down to the ground floor.
11 SKIES is also designed to offer strategic accessibility to eliminate congestion and enhance circulation across 3.8 million square feet. Alongside a carefully planned traffic strategy for vehicular access, the architecture of the building facilitates connectivity across the destination with a series of footbridges integrated within the design.
