Project Overview

Located at 65 Moray Street, New Farm, Moray House is a premium six-residence record-breaking riverfront development by Spyre. Launched in January 2023, it made headlines with a record-breaking $15.75 million penthouse sale, setting a new standard for luxury living in one of Brisbane’s most prestigious riverfront suburbs.

Responding to the growing trend of affluent homebuyers turning their residences into retreats, Moray House offers unmatched craftsmanship, superior finishes, and a rare location.

Taking cues and architectural inspiration from its riparian surroundings, Moray House combines the intimacy of a standalone home with the grandeur of city apartment living, embodying the essence of Brisbane’s relaxed yet refined lifestyle. The façade reflects its waterfront context, a bespoke design reminiscent to that of a treehouse with landscape design by CUSP incorporating
floor-length garden beds.

The interiors are designed with meticulous attention to detail using the finest finishings featuring Chambord stone, European oak herringbone floors, and elegant timber joinery. Its enviable location offers prospective buyers an intimate experience of New Farm’s charm, combined with unbeatable riverfront access that elevates daily living.

As part of Spyre’s flagship collection, Moray House redefines luxury apartment living in Brisbane. With its unique design and context-driven architecture, Moray House is reminiscent of a treehouse, harmonising beautifully with its landscape and merging the vibrancy of city life with the tranquillity of its natural riverside setting.

Moray House is set to transcend conventional apartment living, offering a home that melds with the local lifestyle, mirroring the ebb and flow of Brisbane’s constantly evolving culture. Project Innovation/Need

Prestige property developer Spyre has imbued its Moray House development with innovation, record-setting potential, and customizable capacity.

Spyre prizes itself on the ability to identify and secure unrepeatable addresses, answering the scarcity of waterfront real estate with a unique one-of-a-kind offering. With buyers seeking spaces that answer their aspirations and elevate their lifestyles, Spyre offers customization, allowing homeowners to experience a true personal sanctuary.

Moray House also hosts Brisbane’s first-ever sky garage in two residences, skyrocketing its position to sit alongside the likes of Singapore and Miami. This innovation enables residents to park their prized cars directly in their apartments through private remote-operated lifts, appealing to discerning buyers and car enthusiasts, carving a new niche market.

The distinction of Moray House’s excellence is evident in its impact on the market and the media. With a strategic marketing campaign spanning public relations and the exclusive event activation, Moray House’s narrative received a monumental media reach exceeding 171 million.

On the sales front, Moray House ignited the Brisbane high-end market in January 2023 with the $15.75 million off-the-plan sale of its two-level penthouse, a new record for the city at the time. In October 2023, the four-bedroom sub-penthouse was secured in a $10.95 million sale and a
further $9 million was achieved for the sale of Residence 4, an impressive $34,749 per square meter.

Spyre's ability to deliver consecutive record-breaking sales underscores the developer’s market leadership, positioning Moray House as a landmark in Southeast Queensland’s prestige property market.

Design Challenge

Moray House’s primary design challenge was its waterfront location on the edge of the Brisbane River. With the site extending beyond the riverbank at its lower levels, careful planning was essential. This required reinforcement, in-depth surveying, and strict city compliance throughout the project milestones.

Spyre worked closely with city planners and their construction partner, Contrast Constructions, to address the unique challenges. Retention bracing, as well as excavations, revetment walls, blinding layers, and hydraulic and stormwater drainage systems, were implemented below the basement level to mitigate risks associated with the water’s edge.

Selecting the right construction group was critical, given the industry’s volatility, the second challenge faced by the group. Spyre chose Contrast Constructions for its proven quality, hyper-local expertise, and proven delivery of high-caliber projects. The synergy between Spyre and Contrast has ensured the project’s strong progress, despite the complexities involved.

The third challenge experienced by both teams was the novel inclusion of Brisbane’s first sky garage. The design, which allow cars to be parked directly inside the residences, introduced new logistical demands, beginning from the sub-ground levels, through to the building’s upper floors. The project is progressing well, with the waterproofing of the lift overrun completed, moving the sky garage from vision to reality.

Moray House’s challenges have been met with innovative solutions, pushing the boundaries of luxury development in Brisbane.

Spyre prioritizes working with leading local artisans, sourcing high-quality materials from trusted suppliers, and re-engaging these partners across multiple projects. Leveraging its prime riverside location, Moray House uses natural cooling systems and provides manipulable sunlight at the resident’s discretion. Maneuverable screens are positioned optimally to create cross-ventilation to work with the sub-tropical characteristic of the area, with the operable screening system also allowing for control over the light that infiltrates the property.
