Project Overview
Designed for a life of balance, this is Bala – a conscious collective of spacious 2 and 3-bedroom apartments including a selection of penthouses, situated on Sydney’s affluent harbourside suburb of Neutral Bay. Bala features all the elements for an enriched lifestyle like private outdoor spaces, community gardens and extensive premium amenities. Architecturally designed to flow seamlessly with the streetscape, Bala has been created to openly welcome an abundance of natural light, clean air and all the peace that this quiet leafy neighbourhood is known for.

Project Brief
The brief to A+ Design Group was to create spacious 2 and 3-bedroom apartments and penthouses, including generous private gardens and balconies filled with dense greenery. A+ Design Group have worked on designing seamless flow into the living and kitchen spaces to allow for endearment and relaxation.
Project Innovation/Need
Complete with plush and wool carpet, floor to ceiling glazing and direct access to your outdoor areas, each bedroom has been carefully designed to provide you with a quiet and cosy retreat within your home.
Generous in size, the main bedrooms include luxurious ensuites as well as built-in robes offering plenty of storage. Delivering a calm ambience along with ample natural light, it’s the perfect place to rest and reset each day.
The living rooms have been designed to be open plan to be tailored as desired. Curved glazing surrounds the space, bringing in constant streams of natural light and offering expansive suburban vistas that can be enjoyed from the convenience of a new home.
Designed for sophistication, function and bringing people together, the kitchens are where time is spent conversing about the day to come or the one that has been. Every kitchen feature premium calacatta stone benchtops and splashbacks, high-quality appliances, and beautiful featured oversized waterfall islands. Integrated design means the kitchen blends into the living and the study spaces.
The bathrooms are an indulgent escape designed for rejuvenation. Freestanding bathtubs, ample double vanities, modern showers, and feature tiling all deliver an authentic day spa experience.
Design Challenge
Every design brief brings a series of constraints or challenges from the outset and in conjunction with the client’s vision begins to shape the outcome. A+ Design Group draw inspiration and information from these constraints to inform the design philosophy and in turn, inspire the architecture.
The key design challenge was to integrate the Oak in the design of the balconies and to create a plateau of tree canopies. The second design challenge was to take into consideration the neighbour’s sites and to adjust the design to avoid overshadowing.
Sustainability
Sustainability begins with the basics. Siting the building, the orienting the floor plates and plans, glazing and access for sunlight, consideration of natural ventilation and selection of materials. All these initial choices play a major role in driving the outcome and shaping the building that will occupy the site for the following 50 years.
A+ Design Group start with this approach. This forms part of the puzzle and when combined with how the building relates to its context and how it will play a role in the evolution of the city drive the outcome. The desire of A+ Design Group is to create a healthy place to live, through the implementation of these basics. Once the foundation has been set then the consideration of the environmental impact of materiality and recycling, carbon emissions through vehicle movements, use of bicycles and the setup and ongoing operation of the energy plant the drives the building each and every day can be layered to produce architecture that meets the clients brief and vision. Moreover, it is a responsible and considered solution and looks to satisfy the needs of future generations long after the building has been demolished and the city once again evolved into a new and exciting environment.
