Creating an exclusive office building for Melbourne’s CBD, Olderfleet accommodates the demand for premium-grade commercial space while integrating with its urban and heritage setting.

Set back from three heritage-listed buildings in Collins Street, collectively known as the Olderfleet Buildings, the 40 storey office tower rises in a configuration of smaller volumes that express the internal organisation of the building.
The initial design for Olderfleet was the result of an internal design charrette, which produced four distinct concepts from Grimshaw's London, New York, Melbourne and Sydney offices.
Project Innovation
The central design idea sees the tower presented as three discrete office ‘villages’, with dedicated lift access, double-height entry floors and exclusive outdoor terrace areas for each village. The side-core design also delivers exceptionally flexible, open floorplates, with an abundance of natural light and views across the city in all directions. It’s an architectural statement that anchors Olderfleet to its Collins Street heritage while bringing a striking modernity to the Melbourne city skyline.
As well as referencing the surrounding scale of its heritage context, the modulated façade defines the double-height client floors between each volume, which create immediate amenity for each of the vertical ‘neighbourhoods’ within the tower.
A fine rebate extends the full height of the north and south façades. This subtle detail further delineates the building’s scale.
The project creates approximately 58,000 square metres of premium office and retail space. At ground level, a permeable face to Collins Street creates an active urban frontage that leads to a light-filled lobby and atrium while providing a through-site connection to Flinders Lane.
The resulting high-performance, thoughtful design will contribute a valuable asset to Melbourne’s workplace architecture.
